The really important stuff. Please read this before booking
Given the size of our property and the fact that we keep animals there we will from time to time be on the property carrying out maintenance and feeding animals. We will of course not enter the house or sheds that you are renting. We may however be there attending to gardening, slashing the paddocks or managing the rainwater supply. Please think of us as you would a gardener or maintenance person working at a hotel! We are of course also available to fix any issues you may have, show you how things work or provide suggestions on where to eat and drink.
We have just six rules that we require all guests to adhere to at all times. Failure to comply with these rules could in some cases result in severe injury and / or immediate eviction. We really don’t want to see either of those things happen so please pay close attention to the below during your stay.

We have horses. They may, or may not be on the property during your stay. If they are there please do not approach them or feed them. They are spectacularly well looked after and don’t require snacks. Some of our horses are quite skittish, they pose absolutely no danger to guests unless you try to interact with them. They can kick and they can bite (a kick from a horse can cause severe injury and even be fatal) They will only kick or bite in self-defence. If you are nowhere near them this won’t be an issue. If we are on the property and you would like to meet them we would be delighted to introduce you to the more friendly ones. Otherwise please just leave them well alone. Please also ensure any children staying at the property are advised of the above.

Please keep the noise to a reasonable level ESPECIALLY after 9pm. Our nearest neighbours are 150 meters away but they will complain to us if they are bothered by late night noise. Our expectation is that we should not be able to hear any noise from the house after 9pm if we are 100 meters away. Please be aware that even loud conversational noise in the outdoor spaces late at night can carry throughout the valley. By all means have a good time, but please respect our neighbours. Bluetooth speakers are provided in the house, games shed & BBQ area. Guests are not permitted to bring their own speakers.

Please report any breakages ASAP. We understand that these things will happen, if it is a trivial item we will simply make sure we have a replacement, if it is a more expensive item we will require you to pay for its replacement. The large Ridel wine glasses hanging above the kitchen bench for instance are $40 each. By all means use them, but please let us know if you break one.

Only people staying at the house are permitted on the property. Should you wish to entertain a group of people not staying at the house please clear it with us first. As long as it is a reasonable sized and respectful group we will be fine with it as long as we are advised in advance.

During the fire danger season – November to April please take great care disposing of cigarettes. You would be surprised how easily a bushfire can start.

If you open a gate, please close it.
Upon Arrival: Please report any damage or uncleanliness immediately, so that we can rectify it for you.
Departure Times: Check out time is 11am on the date of departure unless otherwise arranged.
Cleaning: We go to great lengths to ensure the property is sparkling clean both inside and out when you arrive. Our expectation is that it will be left in a neat and tidy condition similar to how you found it. We of course do not expect you to mop floors and wipe down the bathrooms, please just leave it neat and tidy.
All crockery, cutlery and kitchenware to be left clean.
All wardrobes to be left clean and all your personal items removed.
Stove and hotplates to be cleaned of any spillages and dishwasher emptied.
BBQ to be wiped down if you have used it. There are BBQ wipes in the BBQ cupboards
Fridge emptied, any spillages wiped up
Ensure outside areas are left clear of litter, cigarette buts etc.
*Extraordinary cleaning required will be charged at $50 per hour.
You will find cleaning supplies in the laundry cupboards (behind the curtains on your right as you enter the house) and in the linen cupboard in the upstairs living room.
Rubbish: You will find 5 x 60 litre rubbish bins in the firewood shed opposite the front door. Please feel free to use these and keep the recycling and landfill waste separated. If you fill them up the council bins are at the end of Gum Tree Glade on Green Valley Road as you turn in, you can’t miss them, there must be 20 or so all in a line there. If you need more bin space just empty the ones in the firewood shed into the council bins. If you have no means to do this give us a call and we will work something out.
Linen: All beds will be made up with fresh linen when you arrive. All beds are fitted with electric blankets and we provide sheets, doonas and pillows. Should you require extra doonas or pillows you will find a stock in the linen cupboard in the upstairs living room.
BBQ Gas Bottles and charcoal: We have 5 gas bottles (one upstairs and three downstairs and a spare in the wood shed) and endeavour to ensure that there is always at least one full spare bottle available to you. Please advise us if a gas bottle runs empty during your stay. Should you run out and need to swap a bottle out we will cover the cost, please just send is a photo of the receipt.
The cypress grill (the one with all the shish kebab skewers) uses charcoal, there will be a good amount available to you next the grill in a silver bin as well as a starter spout to quickly get the charcoal burning. Use the wax wrap offcuts in the firewood shed as firelighters to start the charcoal.
Our smoker uses pellets, (mesquite, hickory, applewood etc) . There will be some available in the BBQ cupboards, if however you have a specific type in mind please bring them with you. They can be purchased at Bunnings.
Smoking or vaping is not permitted inside the property. please dispose of cigarette buts responsibly, especially during bushfire season (November to April).
Parties are not permitted: Parties involving people other than the guests staying in the house, anti-social behaviour and/ or loud music especially after 10pm are expressly forbidden and could result in a requirement to immediately vacate the premises. We really don’t want to have to do that so please ensure our neighbours have no cause to complain.
Pets are allowed by negotiation: We love animals! Please ensure we know you are bringing pets. The front door has a doggy door built in. We have 2 requirements for four legged friends. Firstly and waste deposited in the garden areas is cleaned up. Secondly our neighbours have livestock and won’t take at all kindly to dogs getting into their paddocks and chasing their animals. It is vital that you ensure this does not happen.
Security cameras and noise monitoring
The house is equipped with numerous external security cameras. The cameras are there for security purposes and record 3 months of rolling footage. They are not monitored and the footage would only be accessed in the event of a security incident or a dispute. As previously mentioned there are also noise monitoring systems installed which will alert us if noise levels get unacceptably high.
Water: We do not have access to mains water. All water to the house is rainwater that goes through a 4 stage filter. Because we have to be careful with water usage we do not have an instant hot water service. This means if you overuse hot water you will run out. If for instance the first 6 or 7 people have 10 minute showers there will be no hot water left over for any other members of your group. The hot water heats up only once every 24 hours in the middle of the night. We would be grateful for any efforts you make with regard to water conservation, and if you are staying with a large group the last person in the queue to use the showers will also be grateful! If you do run out of hot water the front shower (the only non ensuite one) will still have hot water.
The waste water system at our house is a septic tank. As such please ensure that no harsh chemicals are sent down any drains. This will upset the balance in the septic tank and create a smell that you will not enjoy!
Lastly: Please remember that there are permanent residents in this area and that late night noise is very unpleasant. Please turn down music and conversation volume outside after 9pm and keep it reasonable prior to then.
You will be required to provide a credit card and government ID as part of your booking. We reserve the right to charge your credit card for any damage caused to our property (as qualified by damage existing after your stay not reported by you upon arrival or acknowledged by us prior to your stay) during your stay.
Loud parties are strictly forbidden. Respectful celebrations are encouraged (-:
Our refund policy
We will refund 100% of your booking up to 2 calendar months prior to your visit. From 2 to 1 calendar months prior to your visit we will refund no more than 50% of your total booking. Inside 1 calendar month of your booking we will not provide any refund whatsoever. Please book thoughtfully.
